I have had a vision of a neighborhood in a wooded area, gated with fence all around it.  This neighborhood would be open to any lifestyle folks as well as swingers, nudists and the gay/lesbian community.  Essentially it would be a place to live where the "deviants" would be more than welcome.  After pitching the basic idea to a new friend of mine (swinger), he spoke with a buddy of his (developer/lifestyle?) and they want to meet with me to get my idea and maybe roll with it into reality. 
One question I am sure that will come up is "What is the demand for such a neighborhood?"
There are plenty of other questions and legalities (permits, etc.), but you guys can answer:  What IS the demand for such a place?  Would you move to a neighborhood where everyone there is open minded to whatever goes on on everyone else's private lot?

Thanks for your feedback, Rover.  Just to add, this would not be like the peace/love communes of the sixties.  This would be a middle class aimed neighborhood and would not differ much from the standard association based "adult" communities full of professionals and working deviants.  There would be some communal ideas, but for the most part that would be centered around community land use.

This has already been done, forty years ago.  I think they were called "communes".

P.S. -  Not sure, but I'm thinking the resale market would be rather limited and that housing values in such a neighborhood would not be likely to keep up with the local market.

I for one think it is an awesome idea.  Some friends and I thought of it in passing on one occasion at least.

I'd move there.

I live next to an uppity Christian who doesn't even know I am a deviant and doesn't like me.

Just an interesting observation... your neighbor doesn't know that you're a deviant but doesn't like you for what are (presumably) other reasons.  Yet you know he's a Christian, and refer to him as "an uppity Christian".
 
I'm following the implied bigotry and discrimination, and it's leading me to a different destination.

Where exactly are you going to build this place?  Some people hate cold weather, like me (yet I moved from the tropics of Pittsburgh to the Chicago rainforest, lol).  I'd love a place like this in the desert, but Mistress hates the heat. 

It's a good idea but it could never really work well.  And just because everyone is tolerant, kink friendly etc. doesn't mean I still want everyone in the neighborhood ten feet up my ass about my business.

I agree with Rover, they are called communes - or 'sects' or even 'cults'.
It's nothing new.  You even get holiday resorts of a similar nature.

i have lived in a few places like the ones you desribe....one in london, one in oregon, one on big island...heres the problem....one bad apple really does spoil the whole bunch....

perverts, lazy lay-abouts, drug addicts, and abusers are attracted to communities such as these and honestly one dreadful incident will ruin everything.

do you have any plans on how you will keep that element out?

I normally wouldn't reply to this but it bothers me.  I agree with Rover.
I am well respected in my Catholic community and hope no one thinks of me as "upity".  No, they don't know my private life and I am keeping it that way.  I don't like that discription and don't know what prompted this remark.  It's the same as making a comment on someone's race.

As said already, there are nudist colonies, nudist communities, nudist resorts in place now to enjoy as you wish.

For me, having a place to live which also allowed me to fuck and play and dress as I choose would be fairly low on the list of priorities and perks- but it could be a factor.

Okay fine, you got me with the verbage.

First of all, let me say that I have made every attempt to be nice to the woman next door.  I say "hello" to her in passing and she actually *Looks right Through me* and ignores me.

And I am not even really sure she is a Christian.  I guess I just assumed that because the only thing that differenciates me from any other "normal" around here is my Pentegram necklace (I am solitary Wiccan)

I don't mean to disrespect any religion.  I even have kind of a "Christian" tone to my paganism.  (Jesus and Mary are my main deities)   I grew up Pentecostal and turned Catholic for ten years before deciding that I enjoyed the rituals of Wicca for my spiritul worship.

I actually pray for better relations with her---I don't like living next door and not being able to be friendly.  We both have handicapped kids too---you would think we would have a lot in common.  But she will not let her daughters play with anyone in the neighborhood.  They are never seen. 

I have tried and done my best with this woman--and that's all I can do.

Next time I will watch my words more carefully.

It's a cool idea in a fantasy kind of way but I can't see it working out very well in practice. The swingers would be pissing off the D/ser's, the jealous Dom down the street would be pissed off that his girl had to be exposed to the asses of the nudists on her way to the mailbox, the two slaves living next door to each other would be arguing over why one of them gets more privileges or who is the real slave, Doms would be arguing over the way so and so treats his girl. And then....what about UM's? Allowed, not allowed? Not allowed?...what if someone gets pregnant? Honestly, some folks have a real hard time getting along for the 3 hours at the monthly munch or play party....I can't imagine trying to find a large group who got along well enough to live side by side on a permanent basis.

The OP is a One of the Dominants that i serve and has talked about this idea with me. Part of what is being discussed, thought about is purchasing a large plot of land and subdividing it into smaller multi-acre lots, where each individual "family" would build their own home, with a plot left over for community shared resources, like a pool, or game room, that sort of thing. Some of the questions that have been raised are some of the things that i believe He is looking for some "ideas" on.

LOL it would be different in a home or apartment, but I can tell you that with the recent experience again of sharing one compound with 200 other kinky people spread into cabins for 4+ days- it's not all peaches & cream.  I'd insist on quiet hours and areas.

No kidding. At events where people are just staying at the same hotel for a few days there never fails to be some kind of annoyance or drama that shatters the kinky "peace"...lol.

Um, no it hasn't. That never took place....not to mention that what was being discussed was an event or possibly year round play site, not a community where everyone buys property and lives next door to each other on a permanent basis.

A truly beautiful concept, but in the implementation......

Consider how this would play as a sitcom like "Big Love".

Intro music and casting cut to a meeting of the Homeowner's Association...

You have a GORean, Femme Domme, Old Guard, Goth, etc. etc.  Each with their own interpretation and agend for the deed restrictions and community covenants.  Will there be an "esthetics committee"?

I wait with anticipation for the episode where the resident Tuchuk goes on a slaver raid and a Vegan Goth gets violent after a edge playing Pagan couple does Santeria rites on the public green.

I think what your master is thinking of is like a commune but what would be workable in practice would be more like the exclusive gated communities with strict membership requirements.  Only accepting those whose flavor of alternative lifestyle would mesh will with your own.
