Hello from Sunbury PA,

Ok- the 5th window is installed- looks great. I have to find my next project as I want to keep my worker busy.  A different management style improved the slow problem. :-)

I am looking to improve this place, as we are getting an ampitheator. Once the ampetheator takes off; values on this particular block will go up. [2010/2012] at that point- I want to sell- and get acreage in Western PA.

So any improvements should be solid value type.

Any ideas??  What do you look for in a home??

Big rooms, lots of open space - plenty of bathrooms (my apartment has 2 bedrooms, each ensuite so no need for a seperate bathroon - just a toilet for visitors) - lots and lots of storage!! And a music room - and space for a library! Oh and a study!! Hmm - ok the last three are just on my wishlist!!

if need be- i can put him doing paint. there is always painting...

Kitchen and bathroom improvements, think islands, granite counters, wood floors and spa ammenities will always raise the home's value.

in all fairness the place is in disrepair.

i took my worker home for the weekend. i need a good strategy.  i lost my  azz in chicago.

this is getting rediculous.  now there are 2 other parties that want this guys work.  at 12 and 13 $ an hour.

Master bedroom and bathroom complete with double sinks, custom shower stall and whirlpool tub, marble floor tiles. Kitchen with either a poured stone countertop, real stone or butcherblock countertop and tons of outlets. The more built ins the better so the house stays less cluttered looking. Tons of closet space. Two car garage.

$13 an hour is way underpaid for a quality workman. Assuming he can do plumbing, electrical, quality carpentry, lay tile decoratively etc. If all he can do is paint and nail that's one thing, but serious rehab skills should merit a lot more money.

update: i bought the studs for the porch enclosure. it will make for better sound/dust insulation. the windows i bought at cut rate- so that will look nice.

at times it seems i am blowing money for nothing.

oh well.

ok- where is my muscular worker. [too bad he is on the other team]   it is running a fortune to do these projects.  anyhow- a truckload of supplies is waiting. it was hard enuogh to load- so he best get here to UNLoad so- i can go spend more money for more supplies la la la la laaaaaaaaaaaaaaaa

I have to wonder if my worker is going back to jail. He is supposed to work and sleep per program. All the boasting of the talents he has; and how rotten the storage place was for selling his tools when he did not pay.

I wish we did not start this latest project=cos part of the house is up on stilts.  argh

-1 cup.  In part as a favor to my best friend- I hired his nephew. He is on parole and had been in prison. He has fines to pay. As part of his release he must work.  Jim is in TN right now. So a chance for worker to f--- off.

Granted I am not paying him much. But anywhere that pays more will want him to go fast- or at least medium speed. The kid is 28. He is also on a 12 step program for booze/drugs.

On the porch enclosure- part of the roof is temporaily propped up. I had to rent a special cement nailer too.
I am not sure how long a temp brace can hold. I might have to call my contractor to finish the job.

Well, pahunkboy, what's in real estate vogue now might not be the in thing in 2012. Right now, pay attention to kitchens and baths. Solid surface counters, flat surface range / cooktop, lots of light. Enlarge bathroom, do a deep jetted tub with a separate shower, and again, lots of light. Remove non-load bearing walls if you can to open up the space, and put down shiny pretty hardwoods - keep them glossy. Good luck.

If it is ever done- the porch enclosore will have a new wall on the front and 1/2 the side. Stained a charcoal, with the siding on the rest burgandy.  This allows me to use fancy patio doors, 3 sets of double windows, an octagon window- and a vent window.   The look- sorta chnges the front of the home to be on the side- not the front where the busy street is. That little bit of construction will make the place look newer.

I will have one double window left. I wonder what type of saw to scale it down to a single?
