Me too... let me know if you actually manage to do it and need a trebuchet. i really wanna build one, it'd just be too impractical to keep in our yard. You can't have a proper castle without seige engines, tho.

i agree that Buffalo isn't the best location... i went to school about two hours from there and never saw any reason to visit, much less travel cross-country. There are lots of other places in the US with cheap land.

Sounds like it could be quite fun, I read a book with a theme similar to that I believe it was called "Suite Fantasy" it contained three short stories within the book. It was based in a hotel in a remote mountain location, the hotel has fantasy suites that guests may book for intervals of an hour I believe, it was quite interesting..... So I would be all for it I would love to help run a place like this I think it could be tons of fun.... [:D]

Dave, I already HAVE a trebuchet, now I just need a place to put it.....Ijust love this time of year..I cant wait until the day after halloween where I go round up all the free pumpkins I can get for pumpkin chucking......

I wouldnt go at it looking for the cheapest land. Look at it as where you are going to get the most return from your land. Just because Buffalo has the cheapest land (example here) doesnt mean you will save money in the long run if you would lose customers because people dont want to vacation there.

Over the years I've known at least two dozen dommes plan similair concepts.  99% of these ideas never got past the fantasy stage.   The one that did actually open closed within 18 months.

Having been in the hotel and hospitality industry years ago, I would suggest that your first course of action would be to either find a partner who really knows how to run a resort hotel -or- if you go it alone, find a hotel and hospitality  or resort/spa type education program at a college either online or close by.

Since you are dealing with a very unconventional business model you will have a near impossible time finding financeing so it would help you have have money yourself or have a good friend that does.  If you do decide to try and secure funding in more conventional ways, hire a lawyer.  An attourney will put a more professional appearance on your ogranization, they can help you incorporate (you can do this yourself as well it's rather easy) but mostly since there is such high legal risks involved the fact that you already have retained legal council will be one of the first things that banks or investors will be looking for.

If instead of going for financeing, you decide to bootstrap your way up I would recommend skipping the acquisition of land and focus on organizeing a yearly bdsm kink event.   Putting this type of event together will be less financial commitment, can be much more lucrative and will teach you a lot of what you wont learn in the classroom about the industry.  You may find that after putting on a weekend or week long event you just are not up for it.

If you decide to go ahead with the entire hotel,  your best bet will be to keep it as "kink friendly" venue instead of a 24/7 bdsm fest.   While it may seem that there are lot of people in the lifestyle you are targeting a very small percentage of the overal population.  Only a small percentage of those people would be interesteded and even a smaller number would actually book rooms.  As such you will probably need to supplement with "vanilla" guests.  If this is the case location will be the most important thing to consider.  A location in the remote wilderness may seem attractive but if it is not near anything you will probably find yourself with and excess inventory of rooms on an regular basis.  If you can work past this issue you will need to work on not scareing away vanilla guests while at the same time assureing that your kink guests are able to enjoy themselves.

Please don't get any of this as discourageing.  I would love to see a classy venue such as this open somewhere in the country.  The few true bdsm ranches that I've seen are litle more than a private residences on a large tract of land.

the bdsm destination is not new, there are one or two places here in Oz and i've heard of some operating in the UK, and the Netherlands, not been to any of them!(sorry).  A 'Ranch' style in the US would be different, if you start with the annual event idea (brilliant wihiwa!) as a focus and something along the scale of a B&B during the rest of the year.  The event thing could grow to more days as you learn, and the b&b would cater for the more discreet clientele, expand on the things that work and pull back on the things that dont.  Suggest you contact similar locations out of the US, network with them, when you are ready (or if) to know more send me a message and i'll see if I can find out the places we were looking at visiting in Oz last year - they may go nowhere but it wont' hurt to try
