Muskogee isn't Quite as uptight as it might be percieved listening to Merle's song from the mid 60s.  Although a few things are still true from that song - the flag is still proudly flown, and burning your draft card will still get you a fine (for littering).  And you can still find Lightnin around in plenty of parts of the state, if you happen to know where to look and who to talk to.  (And how to talk to them so they don't Shoot You.) Both highschool and college football are still a big deal (which I so Totally do NOT get) and when something actually happens on a college or highschool campus it's still rare enough to cause a public outrage and a lot of local news coverage.

I'll have to check into that.  I believe we are residential zoned...but hey..you never know.  Of course its a rental but I don't think that has anything to do with taxes.  It does on my insurance I carry on it.
The house I own is only 1500 sq feet to.  It is nothing special...REALLY.  Regular sized yard.  Coming from California that means super sized but living here in Nebraska..small sized.  Really depends on where you are.
House was built in 76.  We have a creek running through the backyard.  For someone like me that was a selling point..even with this house in NE.  Problem is..due to erosion we can't get to our creek unless we go down the hill and hike through the neighbors backyard.  Even with being involved in city government I'm still fighting to fix my hill. 
Anyway she is right.  Oklahoma is a good place to live.  The metro area has a million people now.  Yet it is still small town enough.  Yet its civilization enough at that.
We had a friend from California just move to Moore.  He bought a ten acre place...would have cost millions in California.  Like to the tune of 6 million.  He paid a cool half a million.

Damn - $500K for 10 in Moore?  He must be fairly close in to the city, if he paid that much!  (Either that, or prices here have gone WAY up since the last time I looked at buying or selling, and it wasn't that damn long ago!!)
 
When I mentioned Commercial vs Residential on the taxes, I wasn't refering to Zoning so much as I was to the fact that you own the property specifically to Make An Income from it - a Rental House that you yourself do not live in.  Makes a HUGE difference in taxes around here, primarily because of that Homestead Exemption rule - it can Only be claimed on Your primary residence.  You have to be the one actually living there, it has to be your residence the majority of the year.  Anything other than that and you can't claim the exemption.  Even though I run my business out of my home - it is secondary to the fact that the home is my residence,  year round, and the only piece of this Type of property that I own (ie, a single family dwelling.)  From the sound of it - though I've been mistaken at times - what you're looking for is another property that you own but which you draw an income from via renting it out while you continue to live in another state.  Unfortunately,  you simply aren't Going to get any seriously decent tax breaks on properties that you rent out, regardless of what the neighborhood is like.  The place out here in the metro that you own is about the same size as the one I own - that Homestead Exemption is likely the primary difference in how much we're paying on taxes.

Here's someone with a little ambition and not scared to go out on a limb. I can't wait to see what's instore for this guy. Let's hope he does not turn out like Michael Moore.
