This is under 'stupidity' because I am having some serious stupidity issues.

Okies. I may have a private buyer for my house but I haven't yet had a realtor out here so I am not sure what should be the asking price.
I'm going to call a realtor this morning (here comes the stupidity) but I'm in a full fledged lupus & fibro flare up. I can't freaking concentrate and I keep losing words.
This is soooooo embarrrassing.
I don't/can't remember the words to use. What I need to ask the realtor. Ugh ugh. I need the precise wording, not just call and say what my house is worth. I know there are specific words but I can't find them.
I can't call up and say 'hey i've got a possible buyer, i want to dodge your commision so tell me what the selling price should be'.

I'm so glad this is anonymous and no one can actually see me struggle for what should be basic words. My father was a developer so dammit I should know all the words but they've dropped from my brain.

Honestly, I'd just call a home appraisor.

Last I checked, that's a one time fee and it's not too steep. Then you don't have to worry about legal issues with any real estate agents or "proper wording".

Could you ring them and ask for an appraisal as you are thinking of selling your home?  Not sure how it works over there but in Australia the agent will do a quick appraisal for no cost.

'Appraisal' was one of the words I needed. Jeez I feel like major idjit material today but..I'm glad I'm getting assistance from all who are responding.

It's like when you forget someones name in a way, I just draw complete blanks. I know darn well there is a word I seek, it just is temporarily gone.

Yeah, my Mommy is an agent, and they really, really don't take kindly to that "tell me what my house costs and get out" thing.

Their firm is in a lawsuit with one fellow who was actually working towards buying a house. No details, but, the idiot decided after all the money stuff was worked out, to get out of the contract, and then make an offer, SANS THE REALTY COMPANY, two weeks later. The same exact contract, but he "wrote it himself".

Exactly puppen, it feels wrong to use a realtor that way but at the same time I know it is fairly common to find out the value of ones home. I am planning on selling, have been for awhile. Fixing, repairing things and had planned on a realtor by mid next week.
Until an old friend said he wanted to buy my house. So that may fall through. I may end up needing that realtor.

Either way I do need to know the value and right now it is exceedingly hard to concentrate, can't tell if I'm being coherent. Can't pull correct wording out so I need to be very careful.

I wonder if realtors work a little differently in Australia.  I am constantly getting pamphlets asking if I want a free and no strings attached appraisal on my home.  I rang two agents and let them know that I was thinking about selling but hadn't made my mind up (which is true) and both came out and did the appraisal.  Neither of them has put any pressure on me to list with them if and when I do sell my house and both simply asked me to keep them in mind in the future.

Camille are you able to leave the phone calls for a day or two until you are feeling a little better or ask someone close to you to ring on your behalf?  Or email them instead of talking on the phone?

wanders, my friend/aquaintance is pushing me pretty hard on sittting down and getting papers started but I have have to have the numbers behind me, especially when its hard to concentrate.
I've tried putting him off til next week but this is such an awful housing market here that I fear losing that potential sale.
Houses around here can remain for sale, for a couple of years it is so bad.

Need to leap, but need foundation to leap to!

Camille, have you looked online at what similar houses are going for in your area? If you pull up the MLS or multiple listing site for your state/area, you should be able to get an idea. Don't forget to take account of location, size or acreage of the property, any upgrades/improvements done, things like that. Also, your property taxes, if appraised within the last few years will give you a starting point. Look at the appraised value of your property there.... Call your local Assessors office for info on your neighbourhood.

Camille, sellinvg or buyinvg a house is one of the majnor financial decisions you will make in a lifetime. There are various ways to find out what your house will sell for in today's market, and, of course, what it is worth is what someone will pay. It's a complex process and, perhaps, despite being rushed by a potential buyer and/or friends, it may be in your best interest to wait until you are feeling better and thinking clearly. Honey, you know I love you.  This is also what I do for a living.  We work on commission.  If the agent truly takes the time to run comps on your home, you are talking a few hours of their time, and yes, they would be doing it in hopes of POSSIBLY listing your house.  How much is a few hours of your time worth, if you have 8 hours in day, and you spend half of it doing comps for a person that only wants to know what their house is worth, for them to make as much money as possible, while paying you nothing for helping them.  I realize you are ill, but the upright way to do this is go to the courthouse and run your own comps.  I have this done to me alot, and calling it "saving a commission" or "dodging a commission" doesnt change what you are doing to that agent.  You are taking some hours of their time that they could be spending trying to make money, and instead will be making some for you. Also, do you know all the disclosures and paperwork involved in your state?  If not, you can hit a minefield and major headache down the road.  My suggestion would be, if you need help on the paperwork also, is to call the Broker of an agency, tell them you have a buyer, and you would like to contract them for a set dollar amount (you set it) to give you comps and make sure your paperwork is in order, and supply you with any forms you may not know you need, (termite, lead, radon, seller disclosures etc) Its the upright thing to do.  You will want to talk to the qualifying broker though, because they are the only ones that could agree to that type of deal.

edited to add: You ARE implying you might want their services if you are not honest about it.

cjan, I can't really wait. This is one of the worst housing  market areas in the nation and in reality this house is too big/expensive for me to manage.
LadyRainFire I've been spending the morning doing that and calling realtors (none of which are available due to the holiday weekend, bah.)

This is all happening fast.
I think I am very very close in my own estimate but I just want to make sure through a local realtor who knows the area.

My home.. it is my dream home. Selling it represents many things in my life. Finalizing the emotions from my divorce and moving away from my ex. Moving from everything/one that I know to go to an unknown place.
It means that yeah, I can't handle this house. That my health is really that bad, facing it. A lot of emotional things which get in the way of the actual business end.

Jeez. I need a Soma and a cuppa coffee lol.
You all are so good and patient, haven't the words to say how it feels to expose myself and not be laughed at for the inability to call up words when I need them.

I will add this, if you still want a price, just a price from an agent, then tell them that, at least they will do the comps during their free moments and can have you something in a day or so, without them losing money, but at least you were upfront.

**From this one that doesnt know anything about the holiday weekend, and is having one open house and on call all weekend, lol**

kc I don't know if this possible sale with my friend will even go through. If not I need this house listed by the end of next week.
I have run my own numbers, compared the market and other homes in the immediate area.

See um. This is quite literally my entire future. I can't work anymore and what I get from this house reflects how and where I live from here on out.

It has not been appraised since I purchased it in 1995.

I am not looking to suck a realtor into thinking I will sell through them, I wouldn't do that especially right now when this market is critical. I am being absolutely honest, saying that I am going to be selling it but not sure when or through whom.

A broker is a great idea and I appreciate that bit very much.

So far I've only gotten hold of one person (dang this holiday weekend stuff) and I was clear in that I needed the current market value, nothing more at this moment. Please know that I wouldn't pull a bait and switch.

Yeah, it's probably going to be difficult to get someone at this point, so close to a holiday weekend.  When I was getting my construction loan, I had to have an appraisal done on house plans and similar homes, it was a nightmare.  I gave the appraiser the address of a home, in my town, that was a replica of what I was building, and she didn't choose to use that house, she chose three others, only one was similar in floor plan, none of them near the replica I provided.  I was surprised when I basically handed her her work on a platter and she didn't use it. 

I strongly urge you to go through a broker, it's worth paying someone to guard your interests, especially if this is one of the biggest pieces of asset in your finances.  I was shocked at the amount of paperwork I had to sign in order to get a mortgage.  Good luck with the sale!
