In my neighbourhood homes are generally sold as part of a farm which is sold by the acre. Last place I heard about was about $5,000 per acre. The house, barns, well, septic tank, hog confinement, etc.........they are all added on to the value of the land to come up with a total farm price.

In my general area, depending on the town, you can get a really decent house for less than $80,000.00, easily.

If you go 30 miles further north to Iowa City they will be in the $200,000.00 to 800,000.00 range for a really nice custom new home. There you cannot find a decent home for under $100,000.00.

Home prices here havent been effected. We dont see the booms therefor we dont see much of the busts.

You can get a modest home for 50-100k. the cheaper it is tho- hte moank.re work it needs. workman are hard to find and there is no job base. On the other hand crime is low and less hastles then many areas of the country.

Huge mansions locally are hidden - people tend to not show off. Also although many homes are modest there is a HUGE amount of paid in full homes with CDs in the bank. So driving thru it isnt glitzsy- but financewise a good per centage have cash in the bank.

We are east of Seattle in Microsoft country so not many foreclosures here but the market has slowed down some. Prices are still pretty high here but it is taking longer to sell. There are probably more foreclosures in the city.

I am in Detroit and the houses in this area are running from $100,000-200,000. If you go west about a mile, you can get one for as little as 14,000 but I am not sure you would want to live there.

I am mid way between Detroit and Flint.
Within 5 square miles of my house are over a dozen foreclosures ranging from $120,000 to $325,000.

Since my hoped for private sale fell through

last week, I'm going to be joining the long line of 'For Sale' signs that have sprung up like 'shrooms after a hard rain. There are houses around here over 300K that have been for sale longer than 3 years!

My area tends to be pretty good for that. Depending on the neighborhood you can expect 30k-150k.

Northern New Jersey $400 - 500k for a three bedroom ranch with very little property

$650-750k for a 4 bedroom colonial on 1/2 an acre

and I don't live in the "rich" area......

$600-900K, depending on the features. I live in southern CA, close to a lot of the studios, and most of the homes in my city aren't on large lots. building codes are very restrictive because of all the "McMansions" that started sprouting up. it's basically about taking what you have and making it as appealing as possible on the inside.

not sure about the foreclosure rate, but there are certainly a lot of homeowners in the area feeling it, because a lot of people paid premium $$$ to live around here, got loans they couldn't afford and now are unfortunately facing the consequences.

I often wonder how it would be to raise my UMs in a more rural area...but the fact of the matter is, once you leave CA, unless your income goes up, it's really really difficult to come back and get what you had and not take a big bite in the butt financially.

Ild never go back to a metro. Ild go further out. All the roads- libraries, schools, water lines, has to be paid for.

For my costs here- I would need 2 roommates elsewhere. So I appreciate the space.

yeah, unfortunately tho, the jobs are here and not on the outskirts...with gas prices the way they are here and limited public transportation, doesn't make for a lot of options if you want to live here.

This is a resort area and we have the beaches but you can get a nice 3 b/r, 2 bath house here for $150-$200k.
And that's 1,600-2,000 sq. ft.
And the real estate taxes will run you about $750 per year.
I've heard of a few forclosures but nothing like up North.
One of these condos in my complex just sold in two weeks on the market for "asking price."
Housing here is a bargain compared to the North East!
And, we have great weather, 60 miles of warm water sand beaches, low taxes and heating bills in the winter that cost the same as dinner for 4 in a nice restaurant.

Property tax is a big issue.

The county made a mistake so I dont get the homeowner exemption- which would cut the tax a good bit as we know divy up casino money. [maybe 100 properties did not get it, and they did not budget for it either] If the value of a home here was 400k then we would in fact have high taxes.

When I moved in- I filed a dispute with the assessor. It was a shrewd move. The realtor said I had no chance at all. Well I did the comps found 3 others that were lower taxed. Filed that papers. Wow. Once the filing happened THEN the ball game chaged. The chief assessor called me. Said he could not go down to the amount I suggested, but would go down to x amount. He said- if that was acceptable we could wrap it up here and now. If not it then would have to go before the board. [in the back of my mind I know the amount could actually go UP too] So I agreed. Meanwhile I havnt told any of the neighbors. And they do pry. Being that I included that documentation to the appeal - it made it easier for the worker to explain as to why- if a higher up grilled him. [I love the Internet]

This year I was going to re-apeal it. But frankly- I dont think it would fly- so I will let it be.

Now on jobs- understood. These days I dont commute so I am good there.

Funny thing too...some are pushing for a community college here. Well no one has mentioned that homeowners would then have to pay for it. Not as much as for high schools- but still it costs...

I'm in Centennial, part of the Denver metro area. Very few REOs. I've seen two in the four or five blocks around my home, and one is the home itself, which I bought in February.

Houses tend to run $250K-$350K here in a very nice established area. That's Centennial WEST of I-25. Centennial EAST of I-25 has houses costing $150K-$250K.

Museum District of Houston... new townhouses (attached and detached) are going for the $300,000-$400,000 price range. Typical housing is a 4-5 BR townhome. Homes are still moving in our part of town, because the area is so spread out and high gas prices have a lot of people who work in the city proper leaving their homes at 30-45 minutes out of the city and moving closer into town. Developers are buying up older houses in our neighborhood (perfectly useful 2 and 3 br bungalows and small ranch-style homes) at exhorbitant prices, tearing down the houses, and putting up 3-6 townhomes on the same lot at twice last year's sale price for the original house -each-!

That being said, I don't know how people can bring themselves to pay what they're paying for houses around here and then the $5000-12000 per year in taxes in our part of town on top of it! We would have purchased, but we really want to stay in town and -refuse- to pay almost twice our current rent in taxes, PLUS the mortgage (not to mention insurance and flood+wind insurance here). It just isn't worth it. Right now, we're in a quiet complex where everyone leaves everyone else alone except to be sociable on the common patio, there are only 26 units, we have a real ceramic bathtub and hardwood floors in every room... downsides are that it's small and a bit dark in our downstairs unit, and it really isn't fancy... but we can afford to do most of the other things we love, instead of tying every bit of our combined 'disposable' income up in a house.

Um... how many bedrooms we talkin'? Bathrooms? Square feet?

My little three bedroom, 2 ba, 1300 sq ft cost me $60,000, and has a small barn and 5.5 acres attached.

As far as the forclosure rate... it currently funs about four pages in the Arkansas Democrat Gazette, (when they print them) It used to just take up a couple to three columns on one page....

But no, we're not in a recession.... the GOP cheerleaders on this forum assured me that we are NOT in a recession, by definition...

Want to know how long the soup lines are in the city parks, for the ever growing number of homeless people there are? I can't get you any hard internet "facts" about the explosive rate of people on the streets these days, but the next time I drive by, down that way, I'll remember to take my camera.... But I'm sure Thadius or Celticlord12 can find some links to prove to me that they don't really exist, and we should all just continue to stick our asses in the air for the GOP, and vote McCain.

I'm in Central Jersey. I've seen two 'quick sale' signs this year. I do know that homes are selling more slowly, at slightly reduced prices. 4 bedroom/3 bath colonial on about 1/2 acre go for anywhere from $500k-700k, depending on the neighborhood and the age of the home.

Older semis that are in need of upgrades and TLC start at $120,000 .. and older brick bungalow such as my own that needs TLC runs around $180,000 new small bungalows start around $215,000 to $300,000 a 2 acre home down the street from me is listed at $2,500,000 and I look at it and think WTF are they crazy asking that much for it as it is not a huge home and really nothing that special ... I think even a million less it would still be a tough sell it just does not have the curb appeal I have seen a lot of other homes for far far less that would interest me to seen inside before seeing this one , even the interior photos do not impress me .... I am almost wondering if an extra zero was accidently tacked on the price, the only thing it has going for it is the size of the property for inside the city

$2,500,000 home

this house is at the other end of the street on a side street and a hell of a lot more house for 1 1/2 million less

$820,000 home
