The decline in prices started in 2006, and didnt really take off until 2007. More importantly most of the bad paper was issued in 2006 and 2007, when the Dems blocked Bush's efforts to rein in Fannie/Freddie and the banks. The decline started right after prices peaked in 2005. The subprime ARM's causing most of the trouble were written between about 2002 and 2005. Those are simple facts.
