Been in miami and I've been in the mountains. I prefer the mountains. No hurricanes and more privacy.

Then I would rework the budget and buy one of each at half the price you budgeted for one.

One week I can be at the beach and another in the mountains. Planes, trains, and automobiles.

I want to live in the mountains but the snow is a no go.

I want to live on the beach but the tsunami but the chance is portability no go.

Made my choice in reality - used to live in the mountains, even had a cabin surrounded by a wilderness area, now I live near the beach.  Just can't stand the cold any more.
