First of all, thank you all for your advice and thoughts on my last question. It was actually very helpful and useful for me.

I now have a new question pertaining to my house. Tomorrow the FHA inspector comes out. One of the things I think he might point out that needs to be fixed are the windows. They are double paned thermal vinyl windows and some of them won't stay up because the clips or tabs on the sides are broken.

Now if he does say I have to them fixed does anyone know if you can just replace those tabs or do you have to buy a whole new window?

Some days I wish I would have gone to school to be a house contractor lol...would have saved me a lot of heartache and money!

...the clips I do not think are expensive---  and they ALL are pretty shoddy.

Make a call to lowes....  pick up a few of them maybe.

Wonder, Ive seen a bunch of FHA and regular home inspections. I have never seen them open the windows. If a window is cracked or broken (the glass) they will call you on that but I have never seen them open one up. (now, watch the inspector make a liar out of Me LOL)

In 8ish inspections-  (not really FHA) in the past 20 years...  only one opened the windows and noted the sliders.  That was the city rental code guy when I rented... and not HUD. , or a bank appraiser.

ok sorry I wasn't able to get back to this thread earlier. It's been a long day between work and house stuff.

I don't know if the inspector opened the windows or not since I wasn't here during the inspection. I think the buyers may have though..don't know. The inspection report is supposed to be done tomorrow so we'll see what's on the list.

Thanks for the info though. Keeping my fingers crossed tightly.
