While there is a glut of foreclosures still, my understanding from around the town is those inventories are down 48% from the peak in January 2011.

Foreclosures are down around here and my sales by July hit what I did all last year.
Commercial property seems to have lower vacancy rates as well but I'm not as involved in that except for what I own.
Market is slow still but it WAS totally shitty.

That number...after going up for 6 years......has just started going down in the last few months.

Home prices are going up too.......

Poeple gotta live, there is pent up demand, many have shaken off the debt.  Thats about .00275 of our population looking to build homes, it isnt like the 47% but it may be a portion of the 1%.

And there is some probability that a great number of the older foreclosures are uninhabitable shit boxes..............May have been at the outset.  Rehabbers, flippers, the slash and burn foreclosesure specialists winterizing and boarding up the houses, cutting pipes and whatnot, and subsequent vandalism...and unhabited entropy and disrepair in general.

Yeah, HW said earlier that existing home sales were picking up a little as well, glad to see that you are seeing it too.  It looks like it might be widespread.

I'll go with personal incomes are only still falling in Romney speeches. They are very clearly rising again in the northeast.
  There's only so much progress Mitch "the bitch" McConnell and Crying John can snafu.

Here's my prediction (since I won't be eating crow and won't play in firm's sandbox for this round)...
We will gain at least 4 seats in the house
We will retain the senate picking up at least 2 seats
And the Dead will headline the Mid-Atlantic Inaugural Ball for the second time.
And I have already been in touch with my friend Dennis and ordered up this song for the opener or closer..
