vamp33604 -> Would like to purchase a home. (5/10/2013 1:21:20 AM)

Looking to purchase a home.

Could be here in Texas, Although I am not a fan of the summers here.

I would like to move some place that has a less humid summer.

I've noticed many homes that have been foreclosed on in Detroit.

I was interested in finding out more but, most people I talk to say that Detroit isn't the nicest area, plus the winters are extremely cold and the summers are hot as well.

I've also heard that many houses that are foreclosed on usually need a lot of work due to the person who is being foreclosed on deciding to destroy or vandalize the property.

Tired of renting.
Any information will be thankful.

You may wish to start on a website that caters to home buyers.

First, find where you want to live.
Then, find a good full time agent to help you.

Even experienced homebuyers usually use one.
Why?

Buyer: "I don't need an agent, I've bought and sold 3 houses"
Old agent: "That's cool, I've bought and sold 300"

Which of the 2 do you think will come out on top in a negotiation?

Do you have family/friends in Detroit you could visit during the winter?

I'm from Massachusetts, spent 7 years in South Florida, and never got used to it. I'll take MA winters over FL summer anytime. In fact, I recently had a nightmare that I was back in FL and suffering from the heat. (I think I had too many covers on.)

Detroit isn't the nicest place to live (not much different than any other major city). A nice city to visit and they're trying to clean it up, but they still have a ways to go.
If you really want to move to Michigan, near Detroit, there are plenty of nice areas in the Metro-Detroit area as well with foreclosed properties all around. Often times, they will require work but not always.
The winters there down right suck. And the winters are longer than usual, it seems. The summers, IMO, are VERY humid. I'm not sure how Texas is, but the humidity there is much worse than Kansas, but not as bad as places like Florida or Lousianna.
If you can live with the cold, Michigan is a great place - especially if you like the outdoors.

I would definitely recommend visiting anywhere before taking the plunge and only move there if you truly want to live there.

What is important to you in a place to live?

I recommend going to the library and checking out a book called the Places Rated Almanac. It rates 300+ metropolitan areas for such criteria as safety, health care, climate, economy, etc. I strongly disagree with the ratings and the methods to obtain them, but it will get you thinking.

As far as Detroit goes - if you have a bunch of foreclosed properties and cheap real estate, that corresponds to lots of illegal squatters and high crime. If you plan to move, rent there for several months and get to know the area before buying.

With the current job market, your best bet is, first, to make sure you can stay in your same field. People do not realize often how different areas have differing labor markets. Detroit is extremely depressed right now. In fact, MI is #42 of the 50 states. Cheap houses are common in areas where there are no jobs. I am in the mortgage industry, you cannot get even an FHA loan (purchase money) without a job and usually 2yrs history in the field if you are switching jobs. If you have family there or are moving for a job offer it is one thing...if you are moving there because it has a low cost of living or low housing prices...there is a REASON!

Oh, and yes foreclosed homes, abandoned property...usually will require extensive rehab. I have seen places where the homeowners are so bitter they will pour grease into drains, flush large objects in the toilets, rip out cabinets and appliances & take them or sell them, pour bleach on carpets. Inner cities the abandoned houses often have squatters that you may have to evict (if you buy at a foreclosure auction, it is not uncommon to have the previous owner or tenants living in the house you just bought...and then the legal challenges begin on the validity of the sale.

My brother has a tenant who screwed up some of the built ins in a small cottage in Bonham TX. He just finished paying that house off while he is in Florida (his job is in Afghanistan). If I had my way, I would live there and fix it up for him. It would make a lovely place for me to live on while I am disabled.

It also corresponds to a really high unemployment rate and tight job market.

You wouldn't catch me dead in Detroit. Now that I think about it, if I did go there, that is the only way I would end up being there. [:D]

RENT a place where you think you MIGHT want to live.

I'm betting Detroit will turn out not to be it.

Think about North California.

Think about the Central California Coast. True paradise, if you can find work here.

It's nice to see some people liking the areas they are from (or want to go).

I'm happy with where I live, but I wouldn't really recommend it to others. NJ has one of the highest costs of living in the country, with high real estate and state taxes. I'm here because this is where I have lived all but two years of my life and my family is here. If I could talk my son and his girlfriend into moving somewhere with a lower cost of living, I would go. I won't go without them though.

Thank you all for the information that you each provided.
I will look into a few other areas before making a decision.
Detroit isn't the only city that I am looking at.
I just to hope find something that me and my little girl would enjoy spending a few years.
