I am well past the halfway point on my mortgage, and luckily owe less than the house and property is worth, however..

Recently we had a severe thunderstorm come through the area. A number of businesses had plate glass shattered by the wind, some car dealerships had some hail damage, the burger king that my niece manages had the front door ripped out of a customers hand and tore off the hinges and the door return unit was also destroyed, along with four plate glass windows, one sign, and a few parking lot lights were destroyed.

Now granted, I am buying a modular home with a composite roof and of course, underpinning to enclose the crawl space. The wind took half the shingles, ripped almost all of the underpinning from the front of the house, and the hail put a large hole in the skylight in the kitchen.

Contractor showed up nice and early this morning, got right to work, in the process taking the gate to the backyard off the hinges without telling me, immediately removed the damaged skylight, and proceeded to have one crew work on the underpinning and another working on the roof.

This all started at 8 am this morning... it would have been nice if someone would have told me they were coming.

About two this afternoon, I asked about the large hole in my roof where there was supposed to be a replacement skylight. I was informed that all concerns with the progress of the work would have to go through the insurance adjuster. I also complained about them taking the gate down and not informing me, I found out when I let the dogs out this morning and suddenly saw the gate was not up, and three dogs haul ass out of the yard.

So, I called the insurance adjuster, told him about my concerns, including the fact that I also had hvac people out here that will return tomorrow with a new outdoor unit.

He assured me the skylight would be replaced today... it is now 7:10pm cdt, and there is still a large hole in my kitchen roof, and the plastic that was put up to catch the debris falling into the kitchen was put up by me. I put the gate back up and have been letting my dogs out to do their business, when there is no one in the back yard, and still the job foreman complains. I asked him if he was going to pay to clean the carpets if I keep the dogs inside. He did not answer.

Now has anyone had this kind of experience dealing with insurance claims through a mortgage company's preferred home owner's insurance. I have already called the mortgage company and using polite terms to explain my thoughts of the claims adjuster and crew forman's genetic ancestry, what they could do with their attitudes, I got the standard "my concerns have been noted" and they "will look into the problem."

Considering I have never missed a payment, never been late on a payment, actually I am four payments ahead, I feel that the service I am receiving sucks.

Ok.... I have been in the mortgage industry for 20 years... What do you mean by "preferred insurance company"? Did they force coverage ? If it was not a force placement then most likely it is nothing more than a "preferred provider". Is this a new mortgage? If so, look through your initial disclosures & tell me if it was disclosed as an affiliated service provider or a preferred.

If it is affiliated, that is one thing...if it was just a "preferred" provider that is nothing more than a recommendation for borrower's ease. RESPA has regs on title companies that are "preferred" but not HOI companies.

'Preferred' customers are placed in a higher tier 'company' through the same agent. Allstate and Allstate Indemnity for example. The AI people are higher risk.

Yes, I understand that. There is a difference though between Allstate being the "preferred" insurance comp for Wells than Met Life Insurance being recommended as the "preferred " insurer for Met Life Mortgage... Even with the repeal of Glass-Steagle and prior to Dodd-Frank, there were regs on this topic

So...basically, I am saying that unless the insurance company and the mortgage lender are, in some way related (& then we get into proper disclosure of the relationship). Most likely complaining to the mortgage company is no more effective than complaining to the NY Yankees that you hate Coke because the team advertises it as the "preferred drink" and sells its products at the stadium.

Complain to the insurance company...

There is a "Preferred Service Provider" disclosure (covered by RESPA) and I am trying to ascertain whether he has been forced into an insurance company by the lender or if it is a PSP relationship.

The insurance company was one of three that they mortgage company said the preferred to work with on modular homes. I have filed other claims, and never had this "go through the adjuster" crap from the contractor doing the claim work.

When I had damage to windows from hail, the adjuster came out, wrote up the claim, suggested the type of windows to get that would be better resistant to hail, I got with three window companies, and everything went fine.


This is something new, and I dont like change.

Ok..you are dealing with a PSP (basically a "we recommend you and you recommend us") arrangement... You actually get no preferential treatment or rates. The two companies are separate entities and have no control over each other beyond the typical "our customers are complaining... If we keep getting complaints, we are not going to recommend you anymore..." Sooooo....your complaints are falling on deaf (& most likely, indifferent) ears. The people taking your complaint are going to tell the supervisor who, if she gets a bunch of complaints, will then contact the Marketing Dept.... You need to complain to the insurance company itself...

Hmm, never heard of a mortgage company telling you which insurance company to use. Insurance companies do often have 'approve contractors', where for example they often will guarantee the work the firm does (I suspect it is like a POS health insurance plan, the contractors work on set fees for service, saving the insurance money, and they in turn get business) but you don't have to use them, either. On the other hand, one thing I learned about insurance companies, they are like banks, when you really need them, they hide...
