I bought a medical building not quite 3 years ago, spent 19 months and a 1/2 mill getting it to presentable position, added a bakery, a few construction company offices, a nice sized insurance company, a dentist...it's coming along nicely, still have about a half building left to go to fill and today I had an unusual experience....never asked for any bennies (free morning coffee from the bakery, discounts from the others)...always on the up and up....rent...space..."pay me on time...don't be late or I will repossess your car and then next, your house". (Not shy about getting paid). Today, I met with a VERY attractive woman who does massage, looking for space...stacked like crazy...a few years younger than me but....quite well preserved. We spent an hour going over the demographics of the area, benefits of being in this building, traffic flows, new (very expensive) homes being built nearby, opportunity in abundance. Had a great time....nothing unusual. Good conversation. She called me about 4 hours later and said "I really like the space but, I'm not quite sure if it'll fit my needs....would you mind if I brought in my table and gave you a massage in that space (again, she's a completely legit masseuse...insurance clients...the whole bit) and I explained to her "I'm a bit uncomfortable with that"....I'd had a few drinks at lunch and told her "I'm actually one of the last 11 known single* men in North America who have *NOT* gone to a masseuse in the last 10 years because* (not being married) I'm a bit uncomfortable having a woman touching me...in any fashion". She of course said "why?" and I said "well hon, as a man, getting a massage, I'm thinking of entirely different things (getting a massage) than I'd imagine a woman is and....it just doesn't feel quite altogether right". She said "well you can keep your underwear on if that makes you feel better...I just need to find out if the space* works for me". I explained that I don't actually own any underwear and that at 240/5'10", I have a few body issues and I simply don't feel comfortable with "this offer". She then explained she has a client that is 375 and...."it's what I do, and....I really do need to test the space". I thought about it and....I've decided....I'm gonna take one for the team. (Am I a giver or what?)*

If it's a free, ethical massage, then go for it. But I dunno, I can look around any room and gauge if my table will fit, if my stool can roll around and if I have enough clearance to work around it, which would be about 3 feet on all sides. Since the average massage table is 27" or 29" wide, plus another 6" on each side if there are bilateral arm rests, about 7 feet long including the face cradle, there should be adequate space. So unless you're renting her a closet, any average-sized room should do. Any room suits my "needs", not sure what hers might be, lol. Maybe she wants to pick up the "vibe" of the room? [8\|] I suspect she might be thinking that if she shows you how wonderful she can make you feel, she can use it for negotiating lower rent. And heck, if it works for both of you, get a massage once a week for a couple hundred dollars off the rent....might be worth it! A tip, though: if she's billing insurance, then she has to be licensed in your state, which means she has to be nationally certified, and they have strong ethical requirements. If she does ANYTHING inappropriate, she can lose the license AND the certification, so if she does try any funny stuff with you, there's a good chance that she's, at the very least, lying to you about her intentions. If she really is certified and licensed, she should be reported to the state board as well as the certification board. For the record, we are taught about "all kinds" of body types in school. 240 lbs. is pretty common, no worries there. Did you know there are special tables that have removable inserts so that really really big-busted women can lie face down comfortably? [;)] Interestingly, many of the biggest people who come in for a massage are the least modest. They just let it all hang out and expect you to dive right in, lol.

Yeah, just bringing the table in should be enough to show her if she had three feet clearance on each side. Plus space for storage of supplies. Now a massage is not cheap, so offering to trade a massage weekly for a break on the rent is sensible. Only costs her an hour. So I can see that. But shouldn't you be able to check with the state licensing board to see if she's legit?

I think that's the best advice so far....bring your table in, your little dentist chair and wiggle your way around.....that works for me1

Lookie, I strongly suggest you see her license. Because if the kind of massages that she's offering are actually involving 'happy endings' your other tenants will not like it once the cops come calling.

That happened to a property manager buddy of mine Hahahahahahahahahaha....FBI watched the place for months busted them all....the neighbor (a dentist and another tenant) was PISSED!

Sounds like a woman with game if you ask me. Goes right to the top of the food chain. Your the owner, she smells money, and frankly wants to attempt to get under your skin. Honestly she sounds like she is looking to land a cash cow and also put you in position of having dirt on you. I'm such a bubble bursting bitch! But yeah be careful.

You could also offer someone else to receive the massage, such as an elder or ill person who could really use it. That should help you a draw a good bead on her intentions.
