-i looked at 2 places.  1 was 6 acres on a mountain, the other 9 acres wedged next to mountain [no cell recption] w a stream on it.

whoaful in the lack of choice.

a place must be posistioned right and not a tear down.

alot of these parcels- heck- you cant do anything with them.

trying for a farmetee would be too much,

current housing sure isnt 21st century

Are you looking in PA ? It's kinda like OH, alot of what isn't developed is that way for a reason.

Generally, the same old rule applies ; head for the high ground. Not just for the cellular coverage, but for drainage etc. If you want a farm, frequently land at a lower elevation will be more arable, more fertile, but altitude has it's advantages.

At higher altitude you pay as well. All of your structures should be built to withstand high winds, and be very well insulated.

Coincidentally, we were looking at a property in central PA a couple years ago. A bar with apts above and a huge barn. It was near a mountain but the name escapes me at the moment. This thing had bed and breakfast written all over it, and some things had been done in the barn in that direction. It was a few acres and came with the liquor license. Thing is they only wanted $35,000 for the whole kit and kaboodle.

Unfortunately by the time I got the email back with the pics and everything there was already an offer on it, and I guess it subsequently went through. Just as well maybe, too much driving unless we want to give up the peoperty here. Definitely an option though if the business made a nice profit. Actually the bar was all licensed and ready to go, but somebody died or something and they didn't have the people to run it. Why it was so cheap is anybody's guess.

Anyway, just what are you looking to do ? You look at properties high and low, and if you want to farm, you might not want the high, if you just want to build and live there you might not want the low. Also, if these properties happen to be adjacent, buy them both if you can afford it. You can build a house partially on a side of a mountain and there are ways to make it very very energy efficient.

If you can manage to build on the south side of a mountain, you can almost get by without electricity or gas, seriously. Once you get a good piece of the basement under the frost line, paying close attention to the topology of the land and placement of windows, as well as room layout you can slash heating and cooling costs by about 90%. See that's what makes this shit worth looking into.

Of course I would fence it all in and make a nice playground for all our kinky friends. Now that would be cool.

Good luck in finding your peace of heaven.  I have that in 15 acres in the country.  I love my haven from the world.  It just does not have enough trees and is very flat.  Good phone reception just expensive to set up as I have had to put utilities on it.  Have fun and good hunting.

Yikes!  My idea of acreage starts at 40....   Not too many years ago that was quite doable.  Now...one can hope for four, at the edge of a protected area...  What throws me though is DSL access... sure there is sattelite, but forget any online gaming, the speed of light is just too darn slow nowadays...

I have a nice little forested spread of just over ten acres, and my family has 140 acres worth of grapes. I always tell people who haven't owned / lived on rural property, to do a little research and talk /chat with other rural property owners before purchasing. Keeping up the land is serious work....a lot more than most urban dwellers ever come to imagine.

So, how much for an acre of arable land over there then?

Last I looked, its about USD 20k equivalent in the UK.

Be sure you are aware of your county's plans for the area. We are on 6 acres and our county looks at larger parcels as perfect for trails, powerlines, easements for future roads, etc. It's been a nightmare fighting all that. If there is a stream through the property it gets worse with protective regulations. We moved here 30 years ago and were "way out in the country" with no traffic, but now now we are surrounded by development and can hardly get out of our driveway. Our property taxes will drive us out of here soon, they have gone up at least 10x in 30 years.

Meant to add--when we were in our 30's it didn't seem too bad maintaining this place, but in our 60's now we are finding it very demanding.

Acreage is going up in price here due to the increased ethanol production and the fact they are building yet another two plants within the year.

Cell problems are not an issue if you buy acreage just have them put a tower on your land.  It is well worth the call.

The land here in Oregon where I am is about 35 - 60k and acre - The land is Northern California's wine country is a whole different ball game. I'm not sure you'd believe me if I told ya....so we won't go there
