Okay all, what would you think of the concept of a BDSM ranch/resort?

There would be indoor and outdoor facilities for pony training, a massage clinic/spa/wellness shoppe, well-equipped playrooms, rooms and suites, as well as a conference room, dining/event room and a pool and hot tub (at least, these are the current specs). There would also be an indoor stage and seating, as well as outdoor playspaces and space for events, barbecue, et cetera.

We would likely seek to employ dominants, switches and submissives of all genders and orientations.

The sites we're considering are near Buffalo, NY.

Thanks, everyone, for the comments and votes.

And yeah, Buffalo is really really cold in the winter, and worse, it's windy. But you wouldn't need to go outside, just watch the pretty cold frozen stuff out the windows. There's plenty to do inside. We're thinking about fireplaces. Of course there's also the lake, and some local outdoor attractions for the complete masochist (you know, the one who likes to risk freezing vital bits off in the winter by traipsing around outside...). We had the idea of the Caribbean, but that is WAY too far out of the way for most of the American BDSM community, and just the airfare alone would probably be more than anyone would want to spend. So we scrapped that.

For sambamanslilgirl and others who value their privacy, that's cool. =] I should mention that you wouldn't need to play with an audience, at all - if any formal play took place. There would be playrooms, yes, and for me, I'd be a kid in a candy store - but there would also be the more important part, which is the suites and private spaces for you to just chill and be alone, or alone together. The idea is for the resort to be a place to just get away from the world at large and be comfortable knowing you're in a by-definition kink- and "alternative-sexuality"-friendly place. I understood the way you meant 'value our privacy' to be that you'd prefer to keep your relationship perhaps not "to yourselves" but certainly in your own private domain, and that's cool, and thank you for the candid reply.

I happen to know of a thousand acres that may be for sale just south of Mexio..Belize...Diane and I bought it 10 years ago for this very reason and ranching seemed more profitble..Not cheap....

there is 1200 acres for sale right down the road from me in beautiful sunny florida...(no, thats not rain you hear through my computer...ignore that).....Its got enough timber on it right now that we're thinking we could probably buy it, log it, and make out money back just selling the timber.....Ive been trying to find some rich financial backer for a while now since I had my CollarMe commune dream...lol....

In our area (well, within a 2 hour drive of our house) there are about 9 swingers clubs/ranches. Some of them are put together better than others, but the better ones are really great get aways even if you dont find anyone you really want to have sex with anyway....

Of course, if I ever manage to buy this 1200 acres, Im building a flipping castle. Thats my dream, an old english castle with stables and a huge fucking wall all the way around the property......

I have thought of building a 5500 sq ft ranch....It would be referred to as a "raunch"....All of the women would be "raunchees." as well as raunchy. From what I can see you all would be invited for a visit.

How about one of the west coast?? The valley has great weather most of the year, it gets hot in the summer but its a dry heat, and not very cold in the winter; great weather most of the year.

Even San Diego or LA would be good places, they have 'even' weather most of the year and no humidity.

That would work, sell the timber while prices are high,we sold some oak off our back 40,did pretty well with it and all the tops leaves fire wood for several winters,,by the way season wood is selling for 200 dollar a cord...8' by 4. by 4'

I voted 'great idea' although I would have to have more information. Like what about the single folks? Then my brain immediately turned to things like insurance and liability problems.
But yeah, it would be really nice to have a place where I could go and absolutely relax without worrying that my hollering is waking someone up in the room next to us!

I think Id like to see it as more of a "lifestyle friendly" hotel and vacation spot, rather than a constant "play party" type atmosphere. I mean sure, there might be available space for public play, but I dont really think that should be the focus of the place.....

Oh come on cuffs, who would go to Iowa for vacation?? grins......we'll just fly you here to visit us ok....

Now, here are my questions, Michael, I really dont think you'd have to make it that expensive, at least not out of proportion with an average vacation spot in Orlando or such. But, If you were to build it with that in mind, what would you offer other than a hotel room and a place to play? What would you offer that would cause people to want to come vacation at the BDSM getaway as opposed to spending their money on one of the more mundane vacation packages?? Where I live we are within a 30 minute drive of Silver Springs and lots of the smaller florida attractions, and about a 3 hour drive away from Disney, a 2 hour drive from Daytona beach and bike week....would that be enough though? Or would you have to see some pretty spectacular ammenities to choose this hotel over some Orlando Resort or even Holiday Inn?

Second, what about Liabilities? I mean of course there will be the basic insurance and liability that every basic hotel has to have, to cover the property and the people swimming in the swimming pool and such, but I would think there would be extra risks involved with running a lifestyle friendly resort. What types of legal issues come up when you add in the public play and fetish parties? Whats to keep someone from getting all upset and suing the hotel because of a bruise or two? Whats to keep the place from getting raided by the cops? How do you get around the common slander that we'd be running a prostitution ring? Especially if you went all out and hired pro dommes and such to work for the hotel. I would think a venture like this would have a LOT of red tape to be got around and through.

So..those are my two main questions, what are the legal ramifications of undertaking a project like this, and what specifically would make you choose a vacation spot like this, what would you like to see other than a basic hotel room with an attached fetish party convention type room??
