Relating to another thread ... at least this guys doing sometihng positive about a political situation abuot which he was unhappy! Conversely, I wonder how long he can maintaing being fresh and not owing anything to anyone!

While I think its kind of cool...I'm also going to throw a little prayer up for this town. I mean honestly how many 19 year olds know how to respond quickly and effectively in a time of crisis ie natural disaster or some other unpredictable life altering event. Most ppl look to their city officials first, I know I do.

In the case of the OP, I would suspect about as many 19 year olds as 70 year olds.

I wish the young man luck. If he is smart, he will surround himself with experienced people who DO know how to respond in case of emergencies and he will listen to them. Life experience in that sort of job is a plus. Hopefully, he will be wise enough to draw on the experience of others.

Hey now - Oklahoma Does have it's Good points. Good air, clean water, plenty of elbow room, friendly people, low property taxes (especially compared to places on either coast - my property taxes generally run less than $500 a year for my 4bd place 10 minutes from the downtown portions of the state capital), long summers (march to october) and mild winters with little in the way of snow unless you live along the OK/KS border. Muskogee is actually a fairly nice lil town out almost to the Oklahoma/Arkansas border that is host to a really nice RenFaire at the Castle in Muskogee. Lots of farmland around the area. With the exception of the occassional Torndao, we seldom have things happen in this state that would seriously qualify as emergecies - and anyone who grows up here grows up learning how to deal with those, both while they're happening and their inevitable aftermath. We're landlocked, so no worry about hurricanes. The largest quake/tremor that's ever been registered here (it even made the news) was something like a 2.4 down near the OK/TX border, because we don't have any sort of major fault lines. So it's unlikely that he'll have to face anything along the lines of a crises more serious than whether or not to put extra officers on duty for the RenFaire until he's actually had an opportunity to get used to his job.

South east, out near Tinker, actually - Mid-Del area. And the taxes here aren't $500 a Month, they're about $500 a YEAR. Most of them are a lot more moderately priced in the $50K to $80K range - but since it's primarily owned, not rental, and has a very active neighborhood association and such, things stay nice. When my folks bought this place during the very early 70s - I was 8 at the time - it cost them a whopping $17,500 and my grandparents were utterly appalled that they would be willing to spend that much money on Any house. (My grandfather threw a tizzy when he found out dad was gonna be making payments of gasp a whole $190 a month!) When I had the place appraised after dad went into a nursing home due to stroke - but prior to doing any of the major remodel work on the kitchen and bathroom - it appraised around $75K when things like convenience, school district, pricing of comprable, yard size, etc were all taken into account. The neighborhoods that I've owned in also aren't what you would consider huge homes - generally 1200 to 1800 sq feet - not the 2500+sq feet that everything getting built in the past couple of years seems to be.

Nothing there for Years now but empty fields. They have built up the area right across I40 from Gate 1, though - what used to be ratty apartment complexes got bought out and torn down, and it's now a shopping area with Lowes, Target, JC Penny, Best Buy, PetSmart, Kohl's, and a whole bunch of little shops and resturants (even opened a Panera Bread and Starbucks in there) like Texas Roadhouse and Chili's. It's been devestating to my attempts to diet since they opened the Panera up a few months ago - far to tempting to go in every few days and buy Blueberry Scones and Caramel Apple Pastries for breakfasts.

Pppfffffttttt... with the exception of a Very short time spent living on the east coast a few years ago, I've lived under the fligh path for one of Tinker's runways pretty much my entire life! If one was gonna fall outta the sky on my head, it woulda done so already in 40 years of living here.... (now that I've said that... watch one fall outta the sky into my neighborhood next week or something.... )

I don't think Oklahoma has felt the real estate crash as hard as some areas of the nation. I've been house shopping there....nope...I haven't seen the crash yet. Hehe. I wouldn't mind it crashing for at least a house I want to buy. Maybe you're out too far, I do know the area you are talking about. Yet...I didn't mean to say a month either..I meant a year. My house is 5 times as high in property taxes as what you are paying yearly. It isn't a fabulous house either its just a house. I'm looking in the SE area for perhaps even an apartment building to buy.

I know there are a Lot of homes on the market in the area here in Mid-Del that are reasonably priced. (Keeping in mind that I consider anything under $100K to be Very reasonable these days!) Apartment complexs not so sure about. One of the differences we're seeing in property taxes may have to do with it being residential vs commercial - since Oklahoma does classify rental homes and apartments as Commerical properties. You can't take things like the Homestead Exemption that I'm able to take, with this being my primary residence. That one excemption saves me between $280 and $350 a year in property tax. Granted - compared to a lot of the rest of the country, that's Still incredibly cheap. I know if I were to move my house - lot and all - to either coast the selling price for this place would jump from about $80K up to $300K and would be considered "reasonable and moderate" and the property taxes would increase to well over $1000 a year. And I do NOT live in some sort of huge or fancy house! 1300sq ft of living space and a small yard are not extravagant by any stretch of the imagination, especially since this place is as old as I am (built in the late 50s, early 60s.) Oddly enough, I was reading an article not long ago about the 10 cities in the US least likely to have problems due to the combination of current problems like deepening recession, the crash of the housing market, etc. Oklahoma City was #1 on that list. Our housing market is still relatively stable, businesses are increasing or expanding rather than downsizing, the local entertainment availability is increasing with the growth of things like Downtown's Bricktown renovation, the (still relatively new) Baseball Stadium which is part of Bricktown, and an overall Increase in things like the Hospitality Industry (ie Hotels etc.) Considering the continuing growth of my own business, the amount of commerical site building that I've seen going on over the past few years, and the relatively shallow rate of increase in cost of living compared to other places - I can easily believe that OKC Metro is one of those "good" places to be living right now. As a native Okie - born and bred - I can say something about this state though that I would probably whoop up on someone else for saying. We are the Asshole of the Universe. After all, we're surrounded on all sides by the Cheeks - TexAss, KansAss, and ArkansAss!
