you could also let them know why you want the comps run, and offer a small commission and/or a promise of the listing if this sale does not go through.  i know a few realtors that would be open to that, and if one is not, you can always try another.

just be honest.....you will be all right.

This is what I would do as well.  Call your county offices.  Our house has went up 20,000 in value since we bought it a year and a half ago.  Yes, even in today's day and age we still went up.
We bought this house without an agent...I do recommend one.  If you're already having issues you're going to have a lot more down the line. 
Also check out the internet.  I had an entire history on our house before I made my offer.

One cautionary note about Zillow: if you live in a unique house that makes it different form the rest of the community (lot size, view, upgrades, etc.), the estimates can be very, very wrong.

eta: If your flare up is bad, you really might want to see if you can get a realtor to agree to a hugely reduced commission to manage the negotiation and sale to your buyer. The realtor has less work to do but still gets paid, and as Cjan mentioned, this is a big transaction for you. Having a representative might be very smart if time and health are conspiring against you.

Called one, she is coming out tomorrow. Explained that I may or may not be putting it on the market with her, need a um um crap.
Current market value.
