My sister and her husband bought a doublewide and 4 acres of land and plopped the doublewide on top of a cement foundation. I never could quite grasp this for the life of me. For what they paid they could have built a really nice home on the property but instead put a piece of average looking tin on it. One day if they ever decide to sell <which really is highly unlikely since anyone who lives where we grew up, if they stay they die there>, the only way they'll ever get any kind of return is for the land. The home is just a worthless piece of metal as far as I'm concerned.

You may be interested to know that its easier to get a loan, or was, for a new mobile home than for a house to be constructed. The link i provided, one was listed for 110,000, with a half acre of land. Location does speak greatly for resale value,

Nothing is wrong with a mobile home and the standard cracks about country music simply make me laugh. I adore country music from "Harper Valley PTA" and "Girls Lie Too" to "Kiss This" and "Rose Garden". I suppose it's just like the "all rap music is about abusing women and busting caps" attitude.

I love country music! It often tells a story, the lyrics are clever, and love isn't just between lovers - there are songs about family, parents, grandparents, sisters, friends, lyin cheating scumbags... everybody!

I have heard of modular construction, but it's not just a fancy name for a mobile home. Modular construction means that rather than constructing the building on-site the major components are prefabricated and shipped to the building site. It is almost impossible to tell a quality modular home from one that was constructed on-site. And unlike mobile homes, they are subject to the same building code requirements as any other new construction. I agree that there are many nice mobile home parks. There are a few in my area. Gated communities with all the amenities, pools, tennis courts, clubhouses, and direct ocean access. They are used by a lot of retirees and snowbirds who come down for the winter. But the prices on those homes are usually in the $50k-$80k range, just like the mobile homes in your listings. I have no idea why that real estate agency is including modular construction in a mobile home category, unless that is how Myrtle Beach zoning laws classify them. Most communities treat them as they would a home constructed on-site. Look at some of the pictures in your first link. Would you classify this as just a fancy mobile home? For others though, they were orinially planning on a custom built home, but didn't do enough homework to understand the costs of wells, and grading permits, and Lord help them on what it can take to get electricity strung to the beautiful plot of land. By the time they are able to start building, trucking in a manufactured home is the best they can afford.

It also means a cost of about $80.00 to $100.00 a square foot for "modular" homes, we call them pre-fab here, as opposed to $175.00 and up for a custom home, and as far as comparison..there is none. McDonald's versus Le Bernadin. Seriosuly. A custom built home done by an architect and general contractor is so far above a modular that we don't even try and compete when bidding if a client suggests they are pricing us as well as a pre-fab. Can't do it. It's great for a first home if you can't finance a custom, but no good general contractor can ethically enter into a bidding contest with a modular home. I have been in this business since 1989,my ex-husband is an amazing builder/general contractor and I still do his sales and marketing and even in this economy we can't construct a high end home with quality details for anywhere near the price of a modular but they will never ever hold the resale value either. Apples and oranges. That big box you linked has zero individuality no trim, no returns, blah. Big box. It's a great starter home I suppose but it looks like a zillion other 2 story ranch designs in the book at the checkout at Home Depot. This is one we completed last year. The house I live in was built in 1939. It is still appreciating. a manufactured home (except true modular which is rare here) Depreciates. 15+ years selling Real Estate, I have been in ONE true modular.

Orange County had some awesome beachfront mobile home parks (Crystal Cove and Treasure Island were incredible) but most have given way to resort developments (that have suffered mightily in the recession. Other than that I cant imagine living in one. Awesome house Aylee..move it to the Outer Banks for me?

In some ways the old old houses are more solid then the newer stuff. Maybe not as care free or pretty- but there is a certain quality- the workmanship- a bygone era.

That would be Aynne that does the construction. I live in the historic district of Lawrence in a hundred + year old house. It is one of the older ones because of the bastards that came and burned the town just about 150 years ago.
