With the current job market, your best bet is, first, to make sure you can stay in your same field. People do not realize often how different areas have differing labor markets. Detroit is extremely depressed right now. In fact, MI is #42 of the 50 states. Cheap houses are common in areas where there are no jobs. I am in the mortgage industry, you cannot get even an FHA loan (purchase money) without a job and usually 2yrs history in the field if you are switching jobs. If you have family there or are moving for a job offer it is one thing...if you are moving there because it has a low cost of living or low housing prices...there is a REASON! Oh, and yes foreclosed homes, abandoned property...usually will require extensive rehab. I have seen places where the homeowners are so bitter they will pour grease into drains, flush large objects in the toilets, rip out cabinets and appliances & take them or sell them, pour bleach on carpets. Inner cities the abandoned houses often have squatters that you may have to evict (if you buy at a foreclosure auction, it is not uncommon to have the previous owner or tenants living in the house you just bought...and then the legal challenges begin on the validity of the sale.
