Thats why you have them put down a deposit atleast the amount of one months rent. You also don't go the full length of the lease without checking in and determining if any repairs need to be done. Thats one problem many people have with renting their property, they don't maintain it. They just let someone move in and don't look at it again until that person moves out. Thats just asking for a huge bill after 6 months to a year.

Earning money on a property through rent AND watching it increase in value at the same time?

It depends on where you invest and who your tenants are, of course, but it's a time-honored way to earn money.

Well, I own a brandnew 3 b/r 2 bath condo and my tennants are pretty good.
It's a lady, her daughter and her mother.

I posted my comment 'cause just tonight I went by a friends house whose ex-husband had rented it out to a couple he met in a chat room on one of the other sites (~rolls eyes~).  They were only there 6 months, skipped out on the last 2 months rent and totally ruined the carpet (animal urine, paint, you name it).  That's besides the gouges in the walls, the shrubs they pulled up and the filth they left behind.

Of course, he didn't know what he was doing when it came to renting out a place, but still.....

My father owned an apartment complex for a long time, and a city bus actually ran into it the side of it one icy Winter day about a decade ago, and into the bedroom of one of the tenants who was sleeping, and missed smashing into his head by about a foot. It took the city months to repair the damage. Another guy in the same building, apparently very depressed and also on a week-end drinking binge, hanged himself from the basement laundry room ceiling. 

The best thing for my dad was selling that building (finally) last year, and spending the Winter in Florida.

Let's see.  I paid 14 grand last year to fix up my house from the tenants who lived in it for 5 year's.  They paid the property management the rent and deposit.
Didn't get any back.  My house sat empty for 5 month's until all work was completed to fix it for the next people.

These people in it now are decent people so far.

The benefits, having someplace somewhere worth hundreds of thousands of dollars one could sell on a whim if one needed money.

We've rented in our life.. and we have always left the place as good as or better than we had found it.  Why do people think rentals are for trashing :/

I don't understand why anyone would trash the home in which they live whether it is their own or one they rent. I have rented in the past. I rented the same home for about 7 years. In that time I improved the property in various ways...some of them major. My ex also built a beautiful garage on the property. I have heard horror stories from the landlord of that home about things that had been done to his properties. What a shame. He was very pleased the day that I turned the keys back over to him and even told me that he could most likely ask a higher rent for the property because of the things we had done. The only things there were for him to do when we vacated were list it and show it.

See, what about all the bad landlords?  There are TONS of them.  I have run across many that suck ass.  They do not do what they are supposed to do, following the Law.  I just had to take one landlord to the Tribunal because he ignored all my rights and needs as a tenant.  Bad mistake.  The Tribunal awarded us money.  The guy wants us out so bad, because he is losing money monthly, but that is not My problem.  I have a lease and I am staying..  The Tribunal woke him up though.  He is all "buddy buddy" now.  [:D]

i been one- as has mom- most tenants are a dissapointment in the end.

I think it is because anymore people are pigs.  Sure, everyone isn't but most don't even respect themselves let alone respect you and I.  It is usually those same people who don't amount to much in life and need rentals.
Granted good people need them too but way too often we find the pigs.
Oddly enough in one of my rental houses...(I have three) the one I spent 14 grand on fixing up last year.  A guy I grew up with...went to high school with is now renting it.  I didn't know until I went and knocked on the door.
I don't believe I will be having any issues with him and his wife.  So odd though, halfway around the country and you knock on the door and it is an old friend.
