I'm making an assumption in that you're a professional domina or at least going in that direction (subs, requesting play locations, etc.)
Do you have any idea how many professional dungeons there are in Manhattan and the metro NYC area? And do you know how slow their business is to the point that a number of really established places have just closed their doors after being in business for 10+ years?
Personally, if I were looking at it from a business perspective, I'd:
-- price real estate purchase (a loft in a non-residential area) vs lease, perhaps a small industrial space in an area that's not already populated with pros
-- have a clear understanding of all of the utilities and expenses for that space monthly
-- understand what you need for occupancy permits and business licensing, and understand your tax obligation.
-- Whether you're renting or buying, you MUST figure in insurance payments, either as renters insurance or business insurance on your investment.
-- gain knowledge about NYC domina advertising, including website maintenance, DDI ads, and the other little rags that are still left. This may require professional photo shoots or professional services on a one time or continued basis for photography, site design or website maintenance, plus of course, the web hosting.
-- Price outfitting an entire playspace. If you don't already have equipment where you are right now, you're talking probably $10,000 to get up to where the other prodom houses are in Manhattan. (And that's a very low figure.) You'll be painting, draping, decorating, installing light fixtures, sound system, etc. The dungeon furniture could be purchased if you have endless resources (Sonny Black in LA has the most experience in outfitting a commercial dungeon) or find a slave who is QUICK and who can build things to suit your space that you could take elsewhere. Simple things that are requested involve a spanking horse, bondage table, a cross, a cage (puppy crate) and crossdressing gear. Add onto that portable equipment: floggers, whips, paddles, dildos, nipple clamps, candles, clothespins, restraints, rope, canes, etc. Figure in depreciation and replacement on all of those too. (I'm not even going to touch your wardrobe and personal maintenance, as that's a lesson that you should already have if you've got multiple slaves chasing you down....)
-- What are supplies going to cost you? Condoms for toys, cleaning supplies, etc all add up. That figure has to go into your monthly budget.
-- And now work up a business plan, figuring out how many clients I'd need to see to turn a profit monthly/weekly. The news is that you have NO real control over the number of clients who will respond and come through your doors. You may have to resort to renting to other pros, renting the space out to photographers or doing the things that all of these other commerical spaces have had to do to make ends meet.
