This sounds like a great move for 4 young people.  Just be sure you individually protect yourselves in this financial investment - because it is rent to own.  IF it was just renting it wouldn't be as complicated.  As a person who has heard roommate horror stories from friends, my suggestion is you each pay your portion of the rent separately to the landlord.  Do not give him one check for all of you.  This way you have paperwork individually.  Contact a lawyer now rather than later to get everything set out so there are no "well i didn't know thats."  You really want to be sure you want to buy this house - because in the end, you could be putting this money into another home you may want more on a rent to own option.  Also, i believe it was indicated that you all will be responsible for maintenance on the home??  If so, i would be sure to get it inspected prior to agreeing to this, make sure it is very clear -- because what you don't want is you move into the home and suddenly you realize there is more maintenance he expects you to do that could be previously existing maintenence and its all more than you can afford.  Get copies of the termite reports as well as when all the appliances were purchased and/or last serviced.  A;sp. if this is an old home -- i would ask him what his utilities were since January.  Also, be sure to put in writing exactly what taking him places means -- i would limit it to a certain mileage a month and base it on the cost of mileage -- i.e., here in the US the Standard Mileage Rate is .51 for business.  And keep track of the mileage used when taking him places because if he is using it to subsidize your rent, you want to be able to prove how much you actually drive him around, in case he decides to raise your rent. 

Sorry if this has all been discussed, part of our firm is real estate lol so i asked them what you should be concerned about and their biggest suggestion was make sure you consult an attorney to find out how to protect yourselves individually because its a rent to own with the presumption all 4 of you will be owners eventually.  You don't want complications when you decide to actually buy the home or sell it in the future.

Thanks Angel, those are some useful ideas. Especially the appliances, none of us thought about that at all. We have a lawyer already, she's drafting an agreement to cover how we pay, and how the equity is divided and so on. Cheri's parents are looking into arranging a private mortgage for us rather than going rent-to-own, so that's another option we're considering. The landlord has agreed to just hold everything while we get things decided and set up.

I think it is a great opportunity for all of you. I also think it is imperative y'all get a lawyer to look over the rent with the option to buy lease/contract. There can be some pretty bad clauses in there in favor of the landlord/seller, such as if you are late on the rent, you lose the deal. You also want to know how much of the rent goes to the purchase price (and of course what that price is). Typically, the whole credit report thing with rent to buy doesn't apply since the landlord is going to hold the mortgage. However, this may be part of the lease/contract, so you want to be sure.

Also, while I think you have a good chance of it working out for the long term, you should all still have some agreement in place as to what happens to anyone's share, should they decide to move out.

Other than that, start looking in some thrift stores so you can furnish the place! After all, you can't live on Cheri's clothes alone, lol.

Congratulations!  What a great time to be buying a house!  It also sounds like you are doing all the right things with the co tenancy relationship.  Sometimes those things work, until they don't.  And then they REALLY don't.  A written agreement and clear understanding can make the transition easier.

As for your original question, yes, I am facing that situation now.  I love my property, and it has been perfect for me.  I love it so much that when my ex offered it to me in the divorce, I asked for nothing else, even though I probably could have.  Then the housing bubble burst, and it turned out to be not such a good deal.  So, I have negotiated a deal with the bank, and while I will continue to live there for at least a year, my days there are numbered.  I finally had to be realistic about the upkeep on rural property, which I have been solely responsible for.  Lots of work, and I don't know how much longer I want to do it.

Oh Suze, that's just part of the narcissism I mentioned. You see, while they have this over-inflated sense of self, they are aware that it is a false self-impression. So when they let their guard down, they will often berate themselves for being the losers they really are.

we are moved in. we decide we didn't want to buy this place so we just renting it, and looking for someplace out of town, we want to be further out with more land and privacy if we are buying.

Tip: Probably best to leave the window slightly ajar at nights. Especially if you've all eaten something involving baked beans or onions just before bed. I discovered that at a party I had a while ago.
