I was impressed that the guy nailed where I was from, even though I was living halfway across the country.  He said he often used that tactic when trying to find out where people are from, I guess it's a hobby for him.

Hugs back at ya.

Angry and simmering !  The new landlord called. He said he was ill hence his delay with HUD papers- he then went on to say;

I am to take a shovel and scoop up all dog poop from sheba.  Hell NO. 1. he has 2 dogs. 2. dogs poop- thats what they do.
3. Wait till he sees the yesderyear horse and buggies pass by. [and they do] S000 pretty!  Gobs of piles of horse shtt on the street!! Drive a freshly washed car thru it.  See how nice it is.

each day i can walk is a blessing. one more disk and i am in a wheel chair.

My reply to him was "yes sir" "I understand sir".

When I got home- I phoned the bank to check on my mortgage process.  asked if there is ANYTHING I need to do. Seems not- as we await the adendumn being signed from the forelcure holding co..

--Since we are bitching an moaning- sidewalks are to be shovelled 12 inches wide w/i 12 hours of 1 in of more of snow. His place is not shovelled- nor is mine.

Guess when he moves in dog will poop in my garage- the one he plans to convert into a 2nd unit.

PS- I dont plan on signing ANYTHING rentwise. Nor do I plan to pay anything. He mislead-lied to obtain this place.

His personality type is the type- that no matter what I do- it wont be enuff. Therefore- I will be civil-polite.

But in terms of cash and jumping thru hoops- I need that energy for the new place/mortgage.

So I might be a squater.   ???

Anyhow- I go this AM to a branch of habitat- per the new property.

went to a helping hand organization. my impression is too much red tape. also- they want a body in the store- not someone to teach adults how to read and write, or teach computer skills. They wont do anything until habitat for humanity officially; cant do abc.  Well- I dont have that kind of time. Knowing this- I picked out expensive stuff.  couch, bed, 4 dressers, kitchin contounter/sink cab unit, a granite sink, and granit double sink, to be delieverred.  items cost $313.00. Delievery will be another $90.00.

popped into realtor, the forclosure place is fed exing the contract. once it arrrives I can begin finishing the mortgage.

meanwhile- im washing up drapes mom gave me. and trying to keep ball rolling.

One of the worst things a person can do is go through dealer financing  on a new mobile or modular home. A few years ago, I was looking at a new mobile home that cost $25,000. When I asked about financing, the dealer offered a 30 year loan. The total price going through their financing (on the 30 year loan) was over $80,000.

Defiant- for sure. They make alot of cash off of those. Anyhow- I plan to restore its original glory- blended with high teck./post modern. The 2nd floors have post car views of the Susquehanna river, nothing can be built to obstruct my views. It is also zoned r2. which means I can run a biz out of it. OH- come with mineral rights too- a huge plus!!!!!!!

PS - Don't let anyone tell you that my approach with the realators and low offers doesn't work; because I learned it from someone very close to me in San Francisco who owns {outright} 30 - 35 properties that way

You couldnt be more on the ball. Realtors work for you, but sometimes you have to force them. I made a similar lowball offer on a property and my realtor said he would be offended, I told him make the offer or I'd find someone who would. After the offer was accepted He said he couldnt believe it, But I saved over 20k. Many times this is bcause the listing isnt theirs, and they're sharing the commision. The more money in the deal the bigger the split.

Also asking the neighbors is critical, they often know an imense amout about the property.

good points here. im happy with the terms thus far. i will know more next week. i HATE the name landlord- makes me cringe. take my right arm. i answere to me, myself and i. if i wanted a ball and chain ild get married- or make a baby. it just isnt my thing.

More: i lived in the 3rd ward of this same town. I know it well. im pretty excited- my best freind and i are gettting closer.

listen up.

talked to my demetia gram. she said... "if Joyce came back, they will run her out of town".

talked to mom, toward end- she was practically crying.  my siblings flew her out 3 times wined and dined her. now they have free baby sitter for life.
mom also wanted to know what they were doing to her old house. - i said how does it matter, as long as teh check cleared; you no longer own it. she kept asking if everything was ok. i wont lie to mom. there is however time and place for certain talks. besided mommas always KNOW implicitly what their children are up to. right?

i also told my sister- pArt of me hate my siblings for taking my mommy from me. shes like- oh it is her idea,...i said im just stating one of the many emotions ....

my psy-dr says to buy a small house. --BUT i will stick with the dream house i have a contract on. ill have room for mom to come back!!! [and the whole family for that matter.]

jump in anyone.  ur comments qs can be therapuetic.

smiles to all.

roger

I have to laugh. the foreclosure company will penalize me $100 a day if i close late. LMAO. okkkkkkkkkk.

they have no idea- they are selling me prime location, that could go up 6 fold in 10 years. not joking here.  funding approved and ground has been broken for a riverfront amphtheator.  the town will bring concerts- we beat out Harrisburg. in other words- im buying prime location....for cost of rent.

:-D~~

Monday I go fill out forms at mortgage bank.  Im getting 5.375% 30 yr fixed.  when i told me sister these numbers she could barely concentrate. as she lives in suburban Chicago- where houses is costly.

My psychiatrist urges me to focus on "a place to lay my head". he also pointed out to me, "the law serves the rich man....you can not engage in a battle with your landlord"

I can play abit for the weekend. But come Monday I must be fresh and focused.

My eyes on the prize.  With any luck Ill run a "river cam" from  my view- and podcast it online. :-D~~

Folks here have helped me alot. Thanks to all of you!

roger
